Real Estate Development Manager

About the role

The Real Estate Development Manager will lead the development, investment, optimisation and commercialisation of Nelleon Development’s property portfolio. Reporting directly to the Group CEO, the role ensures each asset is positioned for maximum financial and strategic value.

Key responsibilities

• Develop and implement the group’s real‑estate development strategy and pipeline.
• Assess properties to determine the highest and best use and recommend development, sale, lease, subdivision or partnership options.
• Conduct technical, market and financial feasibility studies, prepare budgets, cash‑flow forecasts, ROI/IRR and profitability projections.
• Identify land subdivision and value‑enhancement opportunities and coordinate planning, design and approval processes.
• Lead approved projects from concept through design, approvals, construction and completion, managing budgets, timelines and quality.
• Evaluate joint‑venture and strategic partnership opportunities, conduct commercial due diligence and prepare proposals.
• Optimise existing assets by improving utilisation, income and capital value, and advise on redevelopment, refurbishment or disposal.
• Maintain an up‑to‑date portfolio and development pipeline, providing regular progress, cost and risk reports.

Required profile

• Minimum eight years of experience in real‑estate development, investment or property management.
• Proven ability to lead multi‑disciplinary teams and manage large‑scale development projects.
• Strong analytical skills with experience preparing feasibility studies, financial models and investment papers.
• Excellent stakeholder management, including architects, planners, engineers and government authorities.
• Mid‑level qualification as indicated by the posting.
