Project Manager – High‑End Building Contract

About the role

We are appointing a Project Manager to lead one high‑end building contract from mobilisation to handover. You will manage a dedicated site team of eight professionals and act as the main point of contact with the client and the Engineer. The contract is formally administered, requiring strong record‑keeping and organisational skills.

Key responsibilities

• Build and maintain the construction programme and report monthly progress to the client and Engineer.
• Control costs against the contract budget, track spend, flag variations early and support monthly valuations.
• Lead the site team, coordinate domestic subcontractors, suppliers and the design team.
• Chair progress meetings, keep minutes, instructions, correspondence and approvals in order.
• Own quality and safety outcomes through the QA/QC Manager and Safety Officer.
• Identify risks to time, cost and quality early and propose solutions.
• Deliver a clean handover with snags closed, as‑built drawings and O&M records completed.

Required profile

• Organised, direct and calm under pressure.
• Able to hold subcontractors to quality standards and communicate difficult messages early and in writing.
• Experienced on‑site with a clear understanding of high‑end finishes.
• Strong record‑keeping; knows contracts are won or lost on documentation.

Required skills

• Proficiency with scheduling software such as MS Project or Primavera.
• Advanced Excel skills.
• Knowledge of Kenyan building regulations, NCA requirements and site safety law.
• Experience with formally administered contracts (FIDIC, JBC or similar).
• PMP, PRINCE2 or professional body membership is an advantage.
