Project Manager / Quantity Surveyor (QS)

About the role

We are looking for a dynamic Project Manager / Quantity Surveyor to lead construction, interior fit‑out and architectural projects in Nairobi. The role combines project delivery oversight with quantity surveying responsibilities, ensuring projects are completed on time, within budget and to the required quality standards.

Key responsibilities

• Plan, coordinate and deliver construction, interior fit‑out, tensile membrane, pergola and architectural projects from commencement to final handover.
• Develop, update and monitor project schedules using Microsoft Project or other approved planning tools.
• Coordinate clients, consultants, designers, suppliers, subcontractors and internal teams.
• Conduct regular site inspections to monitor quality, workmanship, safety and progress.
• Prepare project execution plans, weekly work programmes, progress reports, meeting minutes and project documentation.
• Identify project risks and implement corrective actions.
• Ensure projects are completed within scope, budget, quality standards and agreed timelines.
• Manage project handover, snagging, defects rectification and close‑out documentation.
• Prepare BOQs, cost estimates, tender documentation and quantity take‑offs.
• Review quotations, prepare comparison reports, interim valuations, payment certificates and final accounts.
• Monitor variations, claims, subcontractor payments and project costs.
• Support procurement by preparing material schedules and reviewing purchase requests.
• Assist management in preparing commercial quotations and pricing.
• Maintain confidentiality and perform other duties assigned by management.

Required profile

• Mid‑level professional with at least 6 years of experience in construction project management and quantity surveying.
• Proven ability to plan, coordinate and deliver projects from start to handover.
• Experience conducting site inspections and managing client, consultant and subcontractor relationships.
• Strong commercial awareness for preparing BOQs, cost estimates and tender documents.
• Ability to monitor risks, variations and project finances.

Required skills
