Quantity Surveyor
Semasocial · Nairobi
Job description
About the role
This position keeps construction spending honest and visible from the ground up. Working alongside a Quantity Surveyor based in China, you will measure what has actually been built, price it against the approved Bill of Quantities, and surface the gaps between planned and actual cost early enough for management to act.
Key responsibilities
- Carry out site measurements and verify quantities of materials, labour and completed works against the approved Bill of Quantities, drawings and specifications.
- Serve as the local cost reference for the remote Quantity Surveyor in China, providing current material prices, labour rates, subcontractor charges and market conditions.
- Run regular market surveys and maintain a live database of rates for construction materials, labour, plant and subcontractors.
- Prepare stage‑by‑stage project valuations and periodic reports covering work completed, percentage completion, materials used, cost incurred versus budget, and anticipated final cost.
- Develop and maintain a monthly budget for each project, escalating significant expenditure deviations to management.
Required profile
- Bachelor's degree or diploma in Quantity Surveying, Construction Management, Building Economics or a related discipline.
- At least three years of hands‑on Quantity Surveying experience on residential or commercial building projects.
- Solid grounding in Bills of Quantities, construction measurement, cost estimation, project valuations and handling of variations and claims.
- Working knowledge of the Kenyan construction market, including local material prices, labour rates and subcontractor rates.
Required skills
- Microsoft Excel for cost analysis, budgeting and reporting.
- Microsoft Project or comparable scheduling software.
