Gated Community Estate Manager

About the role

We are seeking a proactive Estate Manager to oversee the day‑to‑day operations of a gated community in Kitengela. The role involves maintaining high standards of security, infrastructure and resident services while ensuring compliance with estate by‑laws.

Key responsibilities

• Supervise the security team, ensuring CCTV, access control and perimeter security are fully functional.
• Coordinate routine maintenance of boreholes, pumps, generators, street lighting and common areas, identifying issues early.
• Manage external service providers for waste collection, landscaping and cleaning.
• Track service charge payments, verify invoices and maintain accurate financial records.
• Prepare monthly reports covering expenditures, collections and maintenance activities.
• Serve as the primary point of contact for residents, applying estate by‑laws fairly and consistently.
• Oversee estate staff and site contractors to ensure quality workmanship.

Required profile

• 2–3 years experience managing a residential estate, apartment block or similar property.
• Diploma or degree in Finance, Accounting, Real Estate, Property Management, Business Administration or a related field.
• Valid Certificate of Good Conduct.
• Strong communication skills in English and Kiswahili, with the ability to stay calm under pressure.
• Honest, organized and capable of working independently.

Required skills

• Practical knowledge of plumbing, electrical systems, water pumps, generators and CCTV.
• Proficiency with Microsoft Excel and QuickBooks for record‑keeping.
