Residential Property Manager

About the role

We are seeking a dedicated Residential Property Manager to oversee a multi‑unit property owned by private investors. The role focuses on day‑to‑day operations, maintaining high‑end curb appeal, ensuring tenant satisfaction, and delivering transparent financial reporting to the ownership group.

Key responsibilities

• Manage the full leasing cycle: photography, listings, showings, and rigorous applicant vetting.
• Develop and execute retention programs to minimise vacancy.
• Resolve tenant disputes, noise complaints and lease violations with firm yet fair diplomacy.
• Coordinate service delivery for security, waste collection, internet and other resident amenities.
• Maintain accurate accounting records, invoices and financial reports.
• Update the property management software (Owner's Portal) for real‑time investor visibility.
• Oversee rent collection, late‑fee processing and, when required, eviction procedures.
• Plan and monitor CapEx projects that enhance property value.
• Coordinate make‑ready tasks to return vacant units to market within two days.
• Ensure common areas and all building systems (elevator, generator, solar, CCTV, landscaping, etc.) are clean and well‑maintained.
• Maintain a roster of vetted, insured contractors and negotiate preferred pricing.

Required profile

• Degree in Business or related field.
• Minimum 3 years of property management experience.
• Understanding of basic financial principles; CPA qualification is a plus.
• Proficiency in Excel.
• Availability for after‑hours and weekend emergencies.
• Hospitality‑first mindset focused on tenant satisfaction.
