Building Manager – Property Portfolio Management

About the role

The Building Manager is responsible for the day‑to‑day management, maintenance, tenant relations, and financial administration of Gada Investments' property portfolio. The role ensures buildings are well maintained, tenants receive excellent service, rent is collected on time, and facilities operate safely and efficiently.

Key responsibilities

• Facilities Management: ensure water, electrical, sanitation, pumps, generators, common areas, and waste management are functional and safe; conduct regular inspections, coordinate repairs, and follow preventive maintenance schedules.
• Tenant Management: act as the primary point of contact for tenants, respond to enquiries and complaints, manage onboarding, lease renewals, and maintain positive relationships.
• Rent Collection and Arrears Management: monitor rental payments, issue reminders and statements, follow up overdue accounts, develop recovery plans, and produce monthly arrears reports.
• Building Maintenance Management: receive and prioritize maintenance requests, coordinate contractors, obtain quotations, monitor work quality and budgets, and keep detailed maintenance records.
• Contractor and Vendor Management: source reliable contractors, monitor performance, verify work before payment, maintain service contracts, and ensure safety compliance.
• Administration and Reporting: maintain tenant and lease documentation, track utility usage, and provide regular management updates and KPI reports.
