Preconstruction & Project Coordinator

About the role

We are seeking a Preconstruction & Project Coordinator to support our fast‑moving, vertically integrated real‑estate development and construction firm in Los Angeles. Reporting directly to the Director of Construction, you will gain exposure to estimating, procurement, constructability review, design coordination, budgeting, scheduling, and active project management.

Key responsibilities

• Review architectural, structural, civil, MEP and consultant drawings to flag coordination issues, missing information and constructability concerns.
• Prepare trade‑specific RFPs, bid packages, scope sheets and subcontractor exhibits.
• Identify qualified subcontractors, distribute bid packages, manage follow‑ups and drive proposals to completion.
• Level bids, reconcile exclusions, and present clear recommendations to leadership.
• Validate construction costs through market research, historical pricing, material quotes and subcontractor feedback.
• Draft RFIs, coordinate outstanding questions with designers, consultants, subcontractors and vendors.
• Assist in developing project and procurement schedules and tracking long‑lead items.
• As the role expands, manage RFI, submittal, procurement and design‑coordination logs, and review subcontractor change‑order requests.

Required profile

• Strong analytical mindset with the ability to turn incomplete information into organized, actionable decisions.
• Excellent written communication for drafting scope language, RFIs and bid documentation.
• Detail‑oriented and capable of managing multiple documents and schedules simultaneously.
• Proactive attitude and willingness to take ownership of preconstruction and project coordination tasks.

Required skills

• Experience reviewing construction drawings (architectural, structural, civil, MEP).
• Familiarity with preparing RFPs, bid packages and subcontractor scope documents.
• Ability to conduct cost validation using market research and historical pricing data.
• Knowledge of RFIs, submittals and change‑order processes.
