Service Manager II – Property Maintenance

About the role

The Service Manager II leads the maintenance team responsible for repairing and maintaining single‑family rental homes. This position ensures that all work is scheduled, performed to company standards, and aligned with safety regulations while supporting resident satisfaction.

Key responsibilities

• Create and communicate daily work schedules for maintenance staff.
• Assess staffing needs with Community Managers and coordinate training programs.
• Oversee safety and skill training, and assist with property safety audits.
• Conduct daily inspections of properties and grounds to identify maintenance and liability hazards.
• Assign and track repair, replacement, and rehabilitation projects, including interior and exterior work.
• Monitor resident satisfaction and ensure follow‑up actions are completed.
• Maintain inventory of repair supplies and monitor the monthly maintenance budget.
• Ensure compliance with OSHA, federal, state, and local codes.

Required profile

• Strong commitment to internal and external customer service.
• Ability to use independent judgment in scheduling and assigning work.
• Experience coordinating training and safety programs for maintenance teams.
• Knowledge of preventive maintenance best practices.

Required skills

• Understanding of mechanical inspection, repair, installation, and maintenance procedures.
• Familiarity with OSHA regulations and property safety standards.
