Property Accountant (AppFolio, QuickBooks)

About the role

A client is seeking a detail-oriented Property Accountant to manage core accounting and financial reporting across a diverse real estate portfolio. The role leads month-end close, tenant and property reconciliations and budgeting support, working with property management teams. It is scheduled Monday to Friday, 8:00 AM to 5:00 PM PST, with a 1-hour unpaid break (40 work hours per week).

Key responsibilities

• Prepare and maintain general ledger accounts for assigned properties and carry out monthly, quarterly and annual financial close.
• Review balance sheet reconciliations and supporting schedules, and generate monthly income statements, balance sheets and cash flow reports.
• Record and reconcile rental income, tenant charges, operating expenses and capital expenditures; review leases for proper revenue recognition.
• Monitor tenant security deposits, CAM reconciliations and tenant receivables, and maintain rent rolls.
• Track fixed assets and depreciation, and reconcile mortgage, loan and escrow accounts.
• Assist with annual budgets and forecasts, and support property managers and asset managers with financial planning and cash flow monitoring.
• Review accounts payable coding, monitor accounts receivable aging and support collections, and resolve accounting discrepancies.
• Assist with property tax and sales tax filings and ensure proper record retention.

Required profile

• Bachelor's degree in Accounting, Finance or a related field.
• 3+ years of accounting experience, preferably in real estate, property management or commercial real estate; experience managing multiple properties and entities is highly preferred.
• Knowledge of lease accounting, real estate financial reporting and GAAP.
