Quantity Surveyor – Construction Cost Management

About the role

We are seeking a detail‑oriented and analytical Quantity Surveyor (QS) to manage cost planning, procurement, and financial control of construction projects. The ideal candidate should have experience in large‑scale residential complexes and/or warehouses.

Key responsibilities

• Prepare preliminary cost estimates, feasibility studies and detailed budgets for all design stages.
• Develop Bills of Quantities (BoQ) and tender documents, advising on cost‑efficient materials and methods.
• Assist in contractor/sub‑contractor selection, bid evaluation and procurement strategy formulation.
• Monitor project expenditures, forecast final costs and certify payments through interim valuations.
• Administer contracts (FIDIC, JCT, NEC), handle claims, disputes and extension‑of‑time requests.
• Identify financial risks, implement value‑engineering measures and advise on lifecycle costing.
• Finalize accounts, resolve post‑construction disputes and provide cost analysis lessons learned.

Required profile

• Bachelor’s degree in Quantity Surveying, Building Economics or related field; Master’s degree preferred.
• Registered with the Board of Registered Architects and Quantity Surveyors of Kenya (BORAQS) or equivalent.
• Minimum 5 years hands‑on site supervision on large‑scale residential complexes or industrial warehouses.
• Proven expertise in FIDIC contract conditions and solid understanding of the Kenyan construction market.
• Professional membership with RICS (desirable) and CIArb (strong advantage).
