Property Caretaker – Tenant & Facility Management

About the role

The Caretaker is the on‑site representative of the company, responsible for the smooth operation of an assigned property. You will act as the main point of contact for tenants, landlords and service providers, ensuring the building is well‑maintained, secure and financially compliant.

Key responsibilities

• Process all rent, service charge and utility payments through approved company channels and maintain accurate financial records.
• Onboard new tenants, collect signed lease agreements and required identification documents before occupancy.
• Complete and sign a fixtures‑and‑condition checklist with each incoming tenant.
• Maintain up‑to‑date tenant records, including payment status and documentation.
• Respond to tenant inquiries, manage disputes and coordinate resolutions professionally.
• Supervise and perform cleaning and general upkeep of the property.
• Monitor electricity and water meters, ensure bills are paid on time and report any faulty connections.
• Accept reassignment to another property if required by management.

Required profile

• High personal integrity, especially regarding financial and asset records.
• Strong attention to detail and disciplined record‑keeping.
• Excellent conflict‑management and interpersonal abilities.
• Self‑directed and reliable, able to work with minimal supervision.
• Physically capable of handling light maintenance and grounds work.
• Calm and clear‑headed during emergencies or incidents.
• Valid Certificate of Good Conduct.
